But How Much Housing?

Student housing seems to be the talk of the town as of late. Where are we at and where are we going? TLH Development has looked into the projects to give you a snapshot of how many student housing apartment units are entering our market for the upcoming school year.For 2018-2019, we can expect to see the introduction of: 6,032 bedrooms!

(For the purpose of this report, an apartment complex which began accepting its first residents for the 2018 summer semester will be considered intended for this school year. List may not be exhaustive.)

FAMU Way Phase 3

The City of Tallahassee has officially opened the segment of FAMU Way between Pinellas and Gamble. This route is now open as a third option for travel between Monroe Street and Lake Bradford Road, which were previously only connected direct by way of Orange Ave and Gaines St. Don't get too comfortable with the route though, Phase 3 of road construction will commence in early 2019.

Tharpe Street Retail

The city continues to see more economic activity return to the West Tharpe corridor. This project will bring 5,800sqf of retail and restaurant space to the well-trafficked intersection of Old Bainbridge and West Tharpe.

Jackson Bluff Family Dollar

Tidewater Development is seeking to build a Family Dollar on an outparcel belonging to the The Junction on Jackson Bluff. The site contains an underutilized shopping center currently used for low intensity commercial purposes. The future location of the Family Dollar will be at 2131 Jackson Bluff Rd.

Phase Two Fever

There are several outside firms betting on Tallahassee. Of those firms, there are an exceptional few who are doubling down on their investment. Zimmerman Development is one such firm. As their primary project Stadium Enclave (on the corner of Gaines and Lake Bradford) wraps up, stay alert for more to come. They've scooped up another swath of parcels in the Stearns-Mosley neighborhood and are currently planning Phase 2.
